Kentwood Real Estate Completes Major $1.5 Million Historic Renovation to its Lower Downtown Denver Kentwood City Properties Office
Renovation sets industry standard for revitalizing historic office building with modern efficiencies, while maintaining and showcasing the building’s historic integrity

Set on the corner of the historic epicenter of Lower Downtown Denver, Kentwood City Properties has been a cornerstone landmark across from Union Station for decades. The 6,063-square-foot office underwent an extensive 8-month renovation that cost $1.5 million to rehabilitate the space to its historic grandeur, while integrating modern-day technology and efficiencies. Eppstein Uhen Architects led the office redesign.

The revitalization solved a challenge many historic commercial office buildings face in terms of updating a space with a modern-day functional layout, while maintain its original architectural elements. The previous space was outdated and inefficient with many smaller spaces squeezed into the larger space. Furthermore, a combination of partial and full height walls inhibited the workflow and concealed the beautiful primary historic architectural elements. The new space reveals and showcases the original iron columns and vintage brick. By opening up the entire space and placing glass walls at the perimeter, the natural daylight flows through with abundance and the workflow is smooth and efficient.
“Having grown organically over the years into the nooks and crannies of this split-level 100-year-old mercantile space, the disjointed layout needed a complete overhaul in order to accommodate modern business needs,” shared Gillian Hallock Johnson, principal of Eppstein Uhen Architects. “As a retail space, it was paramount for the design of the new space to captivate passersby’s attention and draw people in from the street.”
According to Johnson, the design team immediately recognized that by liberating the original iron columns, they would become an inherent organizational “parti” for the fresh modern layout. The newly revealed columns and beam saddles, march rhythmically down the space in celebration of their past with commanding simplicity. As such, the columns frame a central circulation spine about which glass rooms are placed to allow abundant natural daylight to flow through while showcasing the vintage brick of the perimeter walls.
The long pattern of grey-felt linear pendant fixtures running perpendicular to the central spine quietly reference the train tracks of Union Station. Beneath the ‘tracks’ lie a generous formal staircase connecting the two levels to provide for some theater as well as create a subtle distinction between public and private zones.
“This new space reflects how the power of a bold, yet simple design premise can express the history of place in a compelling way; both drawing interest from the street, and provide a high-functioning, inspirational workplace,” states Johnson.
